"How long will this take?" is one of the first questions homeowners ask when they're facing a roof replacement — understandably, since it affects everything from scheduling to whether you need to make arrangements for pets or parking. Here's a realistic breakdown.

The Short Answer

Most residential roof replacements in Maryland take one to two days once the crew is on-site and working. That surprises a lot of people — the process feels like it should take longer given how significant the project is, but a well-run crew moves efficiently through tear-off, installation, and cleanup.

What Affects the Timeline

Roof Size and Complexity

A straightforward single-story home with a simple roofline might be done in a single day. A larger home, a steep pitch (like the 12/12-pitch projects we've completed in Timonium), multiple roof planes, dormers, or skylights all add time. Complex roofs with lots of valleys, chimneys, and penetrations simply take more careful work.

Number of Layers to Remove

If your roof already has one or two layers of old shingles, tear-off takes longer than a single-layer removal. We've handled two-layer tear-offs on some Timonium projects — it adds time but ensures the new roof goes on a clean deck, which matters for performance and warranty.

Weather

Roofing work requires dry conditions. A well-run crew plans around the forecast, but Maryland's unpredictable weather can occasionally push a start date or pause work mid-project.

Material Type

Standard architectural shingle installation is the fastest. Designer shingles and standing seam metal roofing require more precise, detail-oriented installation and typically take longer per square than standard asphalt.

Additional Scope

Projects that include skylight replacement, extensive flashing work, gutter replacement, or (in rare cases) interior repairs from prior leaks will naturally extend the timeline. One of our Timonium projects — replacing 5 custom skylights alongside the roof — required additional interior drywall and trim work beyond the roof itself.

What Happens on Replacement Day

1. Setup & protection — tarps and protective barriers go up around landscaping, and materials are staged.
2. Tear-off — old shingles and underlayment are removed down to the deck.
3. Deck inspection — the crew checks for any rotted or damaged decking that needs replacement before new material goes down.
4. Underlayment & installation — new underlayment, flashing, and shingles are installed to manufacturer specification.
5. Cleanup — a thorough cleanup, including a magnetic sweep for stray nails, wraps up the project.
